The Sales Process

At Ben Allman Estate and Letting Agents we work closely with a number of local companies to ensure we cover all aspects of the selling process for you. Some costs to consider when it comes to selling include solicitor fees, estate agent fees, mortgage arrangement fees, survey fees, removal fees and possibly storage fees.

We are pleased to offer a no sale, no fee agreement. 

This means that we will undertake all of the upfront marketing costs without charging you a penny, unless we successfully deliver your sale to completion. At which point we will charge a pre-agreed percentage of the sale price of your property.

We understand that we are dealing with your biggest asset here.

That’s why we have partnered with a local photographer to capture the essence of each property. This reflects our dedication to presenting clients' homes in the best possible light. By using professional photography, we’re not only showcasing the true potential of your property but also enhancing its appeal to potential buyers. This attention to detail underscores our commitment to providing a top-tier service and ensuring that clients' biggest assets receive the attention they deserve.

We will then draft a brochure for you to review and comment on before we take the advert to market. By involving our clients in the brochure drafting process, we ensure that your preferences and insights are incorporated, ultimately leading to a more personalised and effective marketing strategy. Strategically listing your property via online portals and our own website, as well as engaging with potential buyers through social media, maximises visibility and reach.

We appreciate that people lead busy lives and not everybody finds the time to scroll through online in search of their next home. Therefore, our proactive approach in maintaining a robust applicant database allows for efficient matching of buyers with suitable properties, streamlining the process and potentially accelerating sales. We offer all of our clients a package to include accompanied viewings. That way, we hope to help take the stress away just that little bit more. We will provide a guided tour of your property, lock up, and then promptly report back with any questions, feedback or offers!

Our commitment to supporting clients doesn't end once an offer is received; in fact, it's just the beginning of the negotiation process. Confirming chain details and financially qualifying the offer helps ensure that the transaction proceeds smoothly and efficiently. Additionally, discussing any items that the buyer may wish to purchase can help facilitate negotiations and ultimately lead to a successful sale.

Now that we have successfully agreed a sale on your property, a dedicated member of our sales team will be on-hand every step of the way to ensure your sale proceeds to completion as smoothly as possible. We will provide regular updates, by liaising with both the buyer’s solicitor and your solicitor. Along with frequently checking in with other agents involved in the chain, where applicable. Furthermore, we will be readily available to facilitate any further inspections of the property that may be required, such as mortgage valuations, surveys, and buyers revisiting to measure up.
